Custodian (Andover/North Andover)

This position supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living and social responsibility. Under the supervision of the Facilities Director and Branch Executive Director, performs a variety of work in the janitorial field to include but not be limited to cleaning, repair, general maintenance, and weather response. Work to be performed in the interior and exterior of the Andover/North Andover YMCA.

The Custodian is essential to maintaining a clean and neat facility, which is vital to the Merrimack Valley YMCA organization. Our members consider cleanliness an indicator of quality, and a clean and well-maintained facility will often determine whether or not a person will join or participate in YMCA programs. The appearance of the facility is as important to our members as the programs we offer.

• Assist in day-to-day custodial needs, based on branch needs and activities.
• Assist in opening and closing of the facility.
• Responsible for cleaning, repair, and general maintenance as needed inside and outside the facility and on the grounds.
• Use and manage documentation software for facility issues and requests.
• Play a supportive role in communicating facility issues to front desk staff and leadership staff.
• Independently ensure thorough locker room and bathroom sanitation; sweep/mop/vac floors, clean and disinfect doors, handles, lockers, wellness spaces, furnishings, floors, walls, ceilings, and all designated equipment per schedule or as needed, throughout the facility.
• Maintaining and improving furnishings and equipment as directed.
• Perform preventative maintenance as needed
• Monitor pool, boilers, and HVAC equipment as directed and trained.
• Maintain grounds including parking lots, entrances and recreational areas ensuring they are clean, safe, and aesthetically pleasing. Assist in landscaping of grounds as needed.
• Regularly monitor playgrounds and other wellness and recreational areas, removing trash and hazardous items.
• Setup and breakdown rooms to accommodate programs, meetings, rentals for special events. Ensure the space is appropriately set up for scheduled activity.
• Snow Removal
• Create a nurturing and safe environment by reporting suspicious activity that may lead to child abuse or may violate the code of conduct. Keep supplies organized, maintain and clean the facility and care for equipment.
• All accidents and unusual incidents to be reported and documented immediately.
• Report any pest that may be of danger or nuisance to all YMCA members and staff.
• Maintain inventory of janitorial supplies
• Must have the ability to use equipment and chemicals in prescribed manner, including ability to read labels, SDS information sheets, and instructions.
• When emergencies or extreme weather conditions occur, the functions of this job may be deemed essential, and employees must report to work and/or remain on duty during their regularly scheduled work hours or the work hours as needed and designated by their supervisor. Supervisor will inform when functions are essential.
• Assist branch facility director as directed.
• Uphold the YMCA four core values of caring, honesty, respect and responsibility.

• Experience with trades and/or basic knowledge of carpentry, electrical, plumbing, painting, or handling of biohazard preferred but not required.
• Valid driver’s license and full background check required.
• Ability to work a flexible schedule, including “on call” status and overtime as required.
• Must be able to lift 50 lbs. without assistance and stand for long time periods.
• Ability to work with a diverse group of people.
• Previous janitorial experience preferred, but willing to train.
• Must have effective verbal and written communication skills
